Three former architecture school classmates now professionals joined forces to enter first-time home ownership. The investigation focused on how three individual units might be developed within an inner city neighborhood using an efficient configuration of 1600 square feet of living space per townhouse. Low cost and low maintenance materials prevalent in the warehouses and bungalows of the diverse neighborhood were explored.

The final solution incorporates a Galvalume clad “living” box and a cementitious fiberboard clad “utility” box sitting on a load bearing concrete masonry unit first floor. Prefabricated floor trusses, concrete masonry firewalls and plywood decking were left exposed to maintain a construction cost of $50.00 per square foot.
